Landlords are required to ensure that all electrics installed in a rented property are safe when tenants move in and are maintained in this condition throughout the tenancy. This includes everything in the property which has a current running through it, including all wiring, fuse boxes and sockets.
Regular inspections are not yet legally required, except for a House in Multiple Occupation (HMO) where an inspection is required at least once every five years. However, we recommend that inspections are undertaken regularly. Dangerous electrics can lead to fire, extreme cold and insufficient lighting, all of which is unfair on the tenant and may prompt an enforcement action or improvement notice from the local authority under the Housing Health and Safety Rating System (HHSRS)
