Electrical Safety

Electrical Safety

Landlords are required to ensure that all electrics installed in a rented property are safe when tenants move in and are maintained in this condition throughout the tenancy. This includes everything in the property which has a current running through it, including all wiring, fuse boxes and sockets.

From the 1st July 2020, electrical certificates will become a legal requirement on all residential properties including HMO’s. Dangerous electrics can lead to fire, extreme cold and insufficient lighting, all of which is unfair on the tenant and may prompt an enforcement action or improvement notice from the local authority under the Housing Health and Safety Rating System (HHSRS) If you require an electrical certificate to be carried out at your property, please contact us today!

Do you have a gas safety certificate?

Landlords must carry out an annual gas safety check on each of their properties. Click here to find out more about the requirements and book your inspection today.
